TurboTenant alternative

The TurboTenant alternative for landlords who need real books

TurboTenant is strong at filling units. It is thinner where the money has to reconcile — and Premium is a year paid up front. Here is the honest comparison.

Three places landlords hit the wall

The books are a list, not a ledger. Tracking income and expenses answers roughly what you spent. It does not give you a balance sheet, a trial balance an accountant can audit, or a figure you can trace back to the transaction that created it. Security deposits are the usual place this bites — a deposit is a liability you hold, not income you earned, and a category-based tool rarely treats it that way.

Premium is a year up front. All Premium plans are billed as a single annual charge at checkout. The advertised "starting at $12.42/month" is that annual price divided by twelve, not a monthly option. For a tool you have not lived with through a full cycle, that is a real commitment.

The fee waiver is behind the top tier. ACH is $2.00 per payment, normally the tenant's cost, and it is waived only on Pro. Card payments are 3.49% and cannot be waived by anyone. Depending on unit count, Pro runs $199 to $999 a year — which is a lot to pay to stop charging your tenants two dollars.

What TurboTenant costs

Units managedEssentials / yrPro / yr
1-10$149$199
11-30$199$399
31-60$299$699
61+$349$999

Plus $2.00 per ACH payment (waived on Pro only) and 3.49% on card payments (never waived). Rentwelly is $39/mo flat, no unit minimum, billed monthly.

What changes when you switch

A general ledger, not a feed

Every rent payment, fee and expense posts to real double-entry books. Your balance sheet balances because the system requires it, not because you forced it to in April.

No tier gate on fair fees

Payment costs should not depend on buying the top plan. Know what a payment costs before it lands, not after it is netted out of a deposit.

Month to month

Pay monthly and leave when you want. An annual charge at checkout is a commitment made before you know whether the tool fits.

Year end stops being a project

Schedule E figures, 1099s and owner statements come out of the ledger instead of a spreadsheet you rebuild every spring.

When TurboTenant is the better choice

It often is. Stay with TurboTenant if:

Vacancy is your problem, not bookkeeping. Listings syndication, applications and screening are the core of the product and they are good at it. If your units sit empty, that is worth more to you than a general ledger.

You want to spend nothing. The free tier collects rent and gives tenants a portal at no landlord cost. If your portfolio is small and your books are simple, paying $39/mo for accounting depth you will not use is the wrong trade.

You have one or two units and an accountant who is happy. Double-entry earns its keep as unit count and complexity rise. At two units with a tidy spreadsheet, it is a solution looking for a problem.

Switch when year end is a rebuild, when deposits and owner funds need to be tracked as real liabilities, or when you want to stop paying a year in advance.

Other TurboTenant alternatives worth comparing

Rentwelly — a real double-entry ledger under rent collection and a tenant portal. From $39/mo, no unit minimum, monthly billing.

Avail — the closest free-tier competitor. $0 for unlimited units, $9/unit per month for Unlimited Plus, which removes the tenant ACH fee. Cards are 3.5%. Income and expense tracking only. See our Avail comparison.

Landlord Studio — free for 3 units, then $15/mo or $144/yr. The best mobile experience in this tier; bookkeeping is category-based. See our Landlord Studio comparison.

Baselane — banking-led, free Core tier and $20/mo Smart on annual billing. Good if you will bank there. See our Baselane comparison.

Stessa — a portfolio tracker rather than an operations tool. Free, $12/mo, or $28/mo on annual billing. See our Stessa comparison.

FAQ

TurboTenant alternative — FAQ

Why look for a TurboTenant alternative?+

Three reasons come up repeatedly. Premium is billed annually only, so there is no low-commitment way to try it. The ACH fee waiver sits on the Pro tier, which runs $199 to $999 a year depending on unit count. And the accounting is transaction tracking rather than a general ledger, which becomes a problem the first time an accountant asks for a balance sheet.

Is TurboTenant really free?+

The free tier is genuinely free for landlords and does collect rent and give tenants a portal. The costs show up elsewhere: ACH is $2.00 per payment and card payments are 3.49%, both normally carried by the tenant, and the ACH waiver only exists on Premium Pro. Free is real, but it is free in the way most listing-led tools are free.

Does TurboTenant do double-entry accounting?+

Not that it publishes. TurboTenant markets built-in and advanced accounting as a Pro-tier feature, but nowhere on its own site does it describe double-entry bookkeeping, a general ledger or a chart of accounts. We will not claim it does not exist internally — only that it is not something TurboTenant states, which matters if your accountant needs it.

How does Rentwelly pricing compare?+

Rentwelly is $39/mo with no unit minimum and no annual commitment, with a free 14-day trial and no credit card required. For a landlord with a handful of units, TurboTenant Essentials at $149/yr is cheaper. The trade is a real double-entry ledger, a balance sheet that ties out, and monthly billing instead of a year up front.

What happened to TenantCloud and Azibo?+

TurboTenant acquired TenantCloud, announced August 2026, and has also acquired Azibo and Rentler. Accounts were migrated automatically. If you arrived at TurboTenant through one of those acquisitions rather than by choosing it, see our TenantCloud comparison.
