Landlord Studio has the best mobile app in its tier. It also caps the free plan at three units and charges $1.20 for every unit above three on paid plans.
Landlord Studio figures read from landlordstudio.com pricing and help-centre pages on 16 October 2026. Vendor pricing changes — confirm before deciding.
| Plan | Monthly | Annual | Units |
|---|---|---|---|
| GO | $0 | $0 | 3 max |
| PRO | $15 | $144 | 3 + $1.20 each |
| PRO PLUS | $30 | $288 | 3 + $1.20 each |
Plus $2.50 per ACH rent payment and 3.49% on card payments. One thing to watch: the pricing page can render pounds instead of dollars depending on where you load it from, so check you are reading the US figures.
The free plan is a trial in disguise. GO caps at three units and gives you manual entry only — no bank feeds, no automation rules. That is a reasonable way to try the product, but it is not a tier you can run a portfolio on, and the step up is immediate rather than gradual.
Categorised is not reconciled. Smart categorisation and bank rules are genuinely good here, and for a lot of landlords they are sufficient. They still produce an approximate picture. There is no general ledger behind them, so there is no trial balance to audit and no balance sheet to hand a lender. When something looks wrong in a report, you cannot drill from the number to the entry that caused it.
Bank rules and smart categorisation sort transactions into buckets. Double-entry posts them to accounts, which is what produces a balance sheet that actually balances.
Flat pricing to 20 units means the eleventh unit does not quietly raise your subscription. Per-unit pricing is a tax on buying the next property.
A security deposit is money you hold, not money you earned. Recorded properly it stays correct through the tenancy and through the return.
Schedule E figures, 1099s and owner statements come out of the ledger instead of an export you clean up every spring.
It genuinely is, for a good number of landlords. Stay if:
You run your rentals from your phone. The mobile experience, including receipt capture on the move, is the best in this price tier and we are not going to pretend otherwise.
You have three units or fewer. At that size PRO at $144 a year is cheaper than $39 a month, and the categorised bookkeeping is very likely enough.
Your accountant already works in Xero. The Xero integration on paid tiers is a real workflow advantage if that is where your books live.
Switch when the per-unit additions add up, or when categorised tracking stops satisfying whoever is reading your numbers.
Rentwelly — a real double-entry ledger under rent collection and a tenant portal. $39/mo flat for up to 20 units, billed monthly.
Stessa — closest on the tracking side. Free Essentials, $12/mo Manage, $28/mo Pro on annual billing, unlimited properties. Their own site argues double-entry is overkill. See our Stessa comparison.
Baselane — banking-led, free Core and $20/mo Smart on an annual plan, with the ACH fee waived if rent lands in a Baselane account. See our Baselane comparison.
Avail — free for unlimited units, $9/unit/mo for Plus. Good listing reach via Realtor.com. See our Avail comparison.
TurboTenant — listings and screening lead the product; Premium is annual billing only. See our TurboTenant comparison.

Two reasons dominate. The free GO plan stops at 3 units and has no bank feeds or automation rules, so it is really a trial rather than a tier. And the paid plans add $1.20 per unit beyond the three included, on top of the subscription, so the bill grows with the portfolio.
No. It is income and expense tracking with bank-feed categorisation and automated rules, plus a Xero integration on the paid tiers. There is no general ledger, chart of accounts or trial balance described on their site. For many landlords that is enough; it stops being enough when a lender or accountant wants statements that tie out.
GO is free and capped at 3 units. PRO is $15/mo billed monthly or $144 a year, and PRO PLUS is $30/mo or $288 a year. Both include 3 units with $1.20 per additional unit. ACH rent payments cost $2.50 per transaction and card payments 3.49%. Note that their pricing page can render pounds rather than dollars depending on your location.
Rentwelly is $39/mo flat for up to 20 units with no per-unit charge, and the accounting underneath is a real double-entry general ledger rather than categorised transactions. You get a balance sheet, a trial balance and per-property P&L you can drill from a report down to the transaction that created it.
Yes. Rentwelly imports properties, units, leases, tenants and opening balances by CSV, so you can switch mid-year and keep reporting continuity instead of restarting in January.
